How I Work

I work with a small number of clients at any one time.

This allows me to focus properly on each sale and ensures you deal directly with me from the first conversation through to completion.

I provide realistic pricing advice based on current local data and price history. You receive clear updates throughout the process, and I adjust strategy when the market requires it.

Properties are marketed through Matt Vann Property under Keller Williams. This provides key exposure across Rightmove, Zoopla and other major portals, and an unrivalled connection with over 350 agents in the UK and 200,000 worldwide.

Working under Keller Williams allows me to structure my service independently, while operating within a compliant framework, including registration with the ICO, PRS and other relevant bodies.

Alongside portal marketing, I use social media campaigns and, where appropriate, aerial and drone photography or video to support presentation.

About Me

I help people sell their homes in Cambourne, Histon, St.Ives, Papworth and across West Cambridgeshire with clear advice, measured decisions and direct communication throughout.

Before moving into residential property, I spent years in business development and marketing, working with SMEs on a consultancy basis. I have been self-employed since the early 2000s and have built and run several small businesses in finance, technology and retail. Some of those businesses are still operating today.

That background shapes how I approach property sales. I focus on clarity, accountability and consistent progress rather than noise or overstatement.

I have lived in South Cambridgeshire for most of my life. I grew up in Saffron Walden and have also lived in St Neots and Yelling, with periods spent abroad in Canada and Italy.

My son attends a local college and will move to another one later in 2026, so I understand the area from both a professional and personal perspective.

Areas I Cover - CB23, CB24 and Pe27

As an estate agent who lives in Papworth Everard (CB23) this is obviously one of the areas I cover extensively, along with Cambourne, St.Ives and Histon.

I cover these areas because  I find myself in Histon most weeks as I usually attend the local Ceroc class in St.Andrews Centre on a Tuesday night – and I am also out socialising in St.Ives on a regular basis with friends. Plus of course I do a lot of my shopping in Morrisons and Aldi. If not there, then whilst on my way to the gym, I’ll pop into Morrisons in Cambourne – and you will even find me in the Monkfield Arms from time to time.
